Short but sweet stay at...
Liked: Great location in Launceston in a beautiful old house. Enjoyed staying here. Lovely host and enjoyed the breakfast. We were moved rooms into Room 4 (I forget the suite name) which was a plus and I would recommend if you’re staying longer than the one night we stayed. It has a kitchenette with a dining table and a couple of lounge chairs which was very useful.

Very good
Liked: This hotel is located in a quiet district, ensuring that there is no traffic noise at night despite a main road in front of the building. Bads were comfortable and clean, as well as the bathroom and the main room.
Disliked: This is an old mansion converted into a B&B, like many others in Tasmania. If you've ever stayed in one of these, you know there’s significant room for improvement to meet modern standards. The beds were comfortable and clean, as were the bathroom and main room, but the property feels a bit outdated, even though the owners have made an effort to renovate. Guest rooms are located on the second and first floors, and there is no lift. If your room is upstairs, you'll need to carry your suitcases up steep, narrow stairs. There’s no indication about the stairs when you book your room. There is a promise of a "very good breakfast," while you book the hotel via booking.com which is, in fact, a continental breakfast with toast, yogurt, and fruit salad. Why not simply indicate "continental" in your advertising? The hotel is some distance from the CBD, so if you want to go to a café or restaurant, you need a taxi (which adds to the cost) or a car. If you have a car, parking is an issue since the hotel does not own a parking lot, and street parking is limited to 3 hours during the day. The lady serving breakfast likely feels obligated to interact with guests for the sake of entertainment. However, she didn’t seem genuinely interested in conversation, as her questions about the weather and the purpose of our visit felt standard and rehearsed. This was rather annoying. It would be better not to engage guests with inauthentic conversation.
