Liked: Breajfast was Good
Disliked: Hotel smelled fousty when we entered.Room was far too tight and dirtyDoor damaged, Cobwebs hanging from ceiling. Skirtings filthy. Carpet dirtyShared bathroom, bath was dirty

I don't recommend it unless...

Liked: Bus stop was just around the corner and breakfast was yummy.
Disliked: In the room the ceiling was torn off in one corner. The furniture was falling apart and I was afraid to touch anything. The walls of the room were made of cardboard and I was afraid when someone walked by in the corridor. The room itself stank of cigarettes and mustiness and was terribly cold, I didn't get any sleep. The only plus of the room was the mattress in good condition without bedbugs or stains, maybe I got one like that. In the bathroom the shower cubicle was broken and taped together.

Great location for a short...

Liked: Great location with car parking, easy access to buses to get straight to the middle of old Edinburgh town.Shared facilities were clean.
Disliked: The upstairs bedroom for four in shared facilities was very squashed with no room for suitcases.

Good value, only 15 minutes...

Liked: I made a relatively late booking and most accommodation was far too expensive This property was only 15 minutes by bus to Waverley Station and was a good price relative to other hotels.
Disliked: The English language was clearly not their first language.
