Very good

Bed bugs.
Liked: Close to the train station.
Disliked: The bed bugs. The fact that the owner tried to pretend that this was a new occurrence when we found evidence of an ongoing infestation on the mattress. He was also uncooperative about delivering our refund for the remainder of our stay (we switched hotels).

perfect clean location
Liked: breakfast compared to my previous stay was little poor. there could be gluten free bread. There were also gluten free items, but very limited and some where out of stock. good coffee and tea. Room was warm for winter. of course perfect location. It was our 3rd stay will definatly come back.
Disliked: gluten free items for breakfast a bit poor besides that nothing else.

Excellent location in the heart...
Liked: The location of the hotel was great and within walking distance to all the sights. Yuri at reception was amazing offering a great welcome and also providing us with lots of information and recommendations of where to visit within Rome that were not the obvious tourist sites.
Disliked: The floor in the room was lifting and needs replacing. I did trip over it once but for the price and location I was happy to over look that.

An exceptional stay in a...
Liked: Breezy check-in process. Working elevator to take us to the top floor. Quiet room, clean, large room. Excellent view of the Santa Maria Maggiore. Kettle and tea/coffee making facilities in the room. Bathroom toiletry minis. Wonderful breakfast set up with boxes (per room) available in cosy shared dining area. Filled with pastries, seasonal fruit, and savoury roll. There's a little breakky bar with biscuits, bread, spreads, and any additional breakfast goodies. There's also a coffee machine. The staff were wonderfully helpful. It's not a constantly manned reception, but they were easy to contact and so helpful. We met Yuri on our first day who, after chatting to us, went out of his way and kindly put together an annotated map for us (we mentioned we didn't have many set plans yet)

Be sure that you understand...
Liked: The room itself was quite nice--roomy, clean, comfortable, quiet
Disliked: I did not understand that this "hotel" was more like a B&B. There were only 6 rooms on an upper floor of an old building. I had missed the info about checking in after 2 PM and arrived about 8 PM to a dark building with no large sign with the hotel's name, only a locked large wooden door. I was a 78 year-old woman and was not happy with the prospect of spending the night by myself on the streets of Rome! I was able to enter the building when others opened the door to exit but then faced an empty lobby with nothing but on old see-through iron elevator. A young Polish woman and her son saved me!!! She was lodged on the second floor, offered to keep my large suitcase and her son would take me across the street to check-in. It turned out that she was registered at a different hotel (which was across the street) but was placed in their "extra" rooms across the street (where I met her). I did not know how to use my cell phone in Rome so that hotel's manager reluctantly dialed the info on my registration sheet and connected me to the manager of Relais La Maison De Luxe. Then I found out the codes that I needed to get into the building, the floor and then my room. The room itself was quite nice and the cleaning person the next morning was very friendly and helpful. It was other guests who explained the breakfast setup to me. It was 2 days before I saw the manager at the reception desk. When I did, he was helpful with lots of sightseeing advice and he reserved a taxi for us to get us to our cruise 2 days later.

Good
Liked: Very good location within easy walking distance from the central station. We also walked from here to all the tourist attractions we wanted to see, though some, like the Vatican, is no doubt to far for some. Breakfast was okay, and some of it comes in boxes which means that you can use it as packed breakfast/lunch. The room was nice and quiet, though the floor could do with some tlc.
Disliked: There had been some kind of a misunderstanding which meant that we got a double instead of a twin room. However, the host was quick to come by and separate the beds while we took a walk in the city. Also, the reception was closed on arrival, which it shouldn't have been, but we got hold of the manager by phone and got the code for the doors. As it turned out, they had sent us a mail with the necessary information a few hours prior, so if you find yourself in a similar situation, check your mail before calling.
