Liked: Brilliant location for getting around as Fenton St is one of the main streets, but the rooms were set back from the road, so noise was not a problem. Nice touch was the external seats at the door of each room, enabling me to sit and enjoy the evening sunshine. The staff were all friendly and room had everything I needed. Fridge, microwave, kettle, toaster, iron and board. Full streaming TV but to be honest there's so much to do in Rotorua I didn't watch much till I got back at night.
Disliked: This is in no way a gripe, but as an older traveller, it was great to be able to have a private spa bath, however it would also have been good to have separate walk in shower rather than clambering over into the spa bath each morning.

Disliked: 1.Bees had flown in toilet windows during the night. Was about 6 in the toilet and when we went in to use the toilet, turning the light on activated the bees into a frenzy.2. Parking was really awkward. Just not enough room.3. Really need air conditioning for room.4. Around edge of hot tub was slimy.

Comfortable sleep

Liked: Firstly I did not request extra parking, I requested an extra bed, which was done. The beds were very comfortable, we both had a great night's sleep.
Disliked: This place would be excellent if it was thoroughly steamed cleaned. Skirting boards haven't been wiped or even dusted. Spa bath requires cleaning properly, not a bucket of water thrown around the sides to clear away the dust. Spa and hand-wash basin could be up graded as there were water stains around the plug holes which was quite off putting.

Liked: Location was handy for our purpose. Facilities were adequate for our needs at this time.
Disliked: General clean up outside is needed e g gardens, pot plants outside units, sauna bath area
