Initial greeting abysmal, room not...

Liked: The property was within walking distance of the Usher Hall which was the reason for staying there.
Disliked: The manager/concierge/owner?? who eventually let us in was rude. I read the reviews after being there and this has been going on since at least 2022. Why has it not been addressed? Our bin in the bathroom had not been emptied when we arrived.

Liked: Location was good
Disliked: Very poor shower, went from cold to scorching hot. Could not control it and no pressure so water trickled out. Window rattled on both nights mentioned it to staff but there was no engineer on to fix so we had to put up with it. Radiator needed bleeding as it was cold again nobody on hand to fix problem. We were on the top floor and could smell the spices from the kitchen. Not ideal. Wardrobe door would not close. Had to jam card to keep it shut. Very expensive room to have so many faults.

Liked: Location. Independent, family run.
Disliked: Really disappointing. Photos look lovely and suggest a quirky boutique hotel. Reality is bare minimum and the room not as described. Not a private entrance. Not garden view or garden room. Minimal effort at decor. Yes tea and coffee but no effort at presentation. Lighting poor. £300 room only, even for Edinburgh at Christmas is not good value. My fault for not checking it was room only. Reception staff mixed but welcome was limited and zero engagement at check out.
