expensive for an unclean room
Liked: location
Disliked: room was unclean, dirty toilet seat, marks on the bathroom floor, marks on bathroom mirror, dirty table. when they came to reclean the splash marks on the mirror were still there and the table although wiped was still grimy, would have expected a thorough clean after we had to tell them. also no parking available even though this was stated.

Very good
Liked: Friendly welcome, good meal for dinner and decent breakfast offerings too. Nice location near the Water of Leith Walkway! Which is well worth experiencing.
Disliked: Room on the small size, but if you're 1 person staying 1 night then it's satisfactory.

GREAT location, GREAT staff, GREAT...
Liked: Staff: very very friendly and helpful! I asked for a quiet room and they provided me with the most quiet room, a garden house in another building, two houses away from the main building. They helped me with all my questions regarding Edinburgh city. They were always very welcoming and gave us a "just like home" feeling. (10/10)Location: way better than any other busy location in the city center, a place to have some rest after a busy day. The rugby stadium of Murrayfield is visible from the other side of the road, beautiful lightings in the evening, and next to the rugby stadium a nice little park with the Water of Leith walkway. Great location to start your journey walking on the Water of Leith walkway to the National Galleries (15-20 minutes) up to Dean Village (20-25 minutes) and the Royal Botanic Garden (25-30 minutes). Only a 10-15 minutes bus ride to Princes Street/ Waverly Station (city center), with the bus stop being a 2 minute walk from the hotel, and many many busses passing by (most frequent: Lothian Buses). Way better than any other busy location in the city center, a place to have some rest after a busy day. (10/10)Room: warm and cozy, clean, all necessary extras available. (10/10)Hotel: consists of two buildings (one being 2 houses away from the main building, with a beautiful little garden), great architecture, nice and clean buildings (gives you a Scottish feeling right away)! (10/10)Parking: available for guests behind the main building. (10/10)
Disliked: The only thing that kept me from giving a 10 instead of a 9 was the breakfast. We didn't really like the fact that the open buffet was relatively limited and that you had to order something extra from the breakfast menu (don't worry though, it's included in the price of the breakfast!), because we like our breakfast options to be somewhat less limited (I think it's because of the limited space in the breakfast area). The things we ordered from the menu were also not that good, it was good enough, but not that "wow-factor".

Very good
Liked: Warm welcome. Enjoyed the self-service offerings at breakfast, but the cooked part was quite greasy. I only wanted fried eggs but flipped over and they were overcooked and rubbery.Gluten-free bread was offered but I was pointed to the communal toaster to toast. Gluten-free should be toasted separately away from gluten containing bread .
Disliked: I thought I had booked breakfast at £161 but I hadn't. I had to pay £30 extra which made the stay expensive. The room was too warm so we didn't sleep well.the heating system would not allow us to set below 21 degree's and there was no window to open just patio door which led to the garden on the ground floor which if we opened I would not have felt safe.
