We will definitely be back....

Liked: We are a 40yr old couple. We like that this spot was right in the middle of a party street. Fraternity on one side, bar on the other. We had a great time people watching, out front of the building. It gave us something to do after we came back from our event.
Disliked: Room could have been a little cleaner.

Do not expect a standard...

Liked: This hotel is in a great location: the Spadina Subway is very, very close by, and it is right next to a City of Toronto “Green P” parking lot (safe, and very reasonably priced). Drive here, use transit while in town. The staff are wonderful. The suite I had was very clean, and spacious. There is a grocery store on Bloor, and many restaurants - as well as the Madison Pub, if that is of interest. “The Annex” is a great neighbourhood, and the University of Toronto campus is right there.PS: I liked having a table and chairs, as well as a bed to sit on, and a mini fridge. Check with staff: every room is different.
Disliked: IF YOU ARE MOBILITY-CHALLENGED OR DISABLED IN ANY WAY, DO NOT STAY HERE. The six stairs to Suite 105 were somewhat difficult for my arthritic knees. There were no useful handrails. All other rooms and suites are up higher.IF YOU ARE A SUPER-PLUS-SIZED PERSON, the placement of the toilet in Suite 105 will be difficult for you, because of the location of the towel heater. I am a plus-size person. I warn you honestly. The shower is excellent, and very spacious. The accommodations were built to fit the Victorian house, and the bathroom is quirky. NOTE THAT THE FRAT HOUSE NEXT DOOR PLAYS UNBELIEVABLY LOUD MUSIC, ON AND OFF, FROM 10 p.m. TO ABOUT 2 A.M. The reviews will warn you. The staff will warn you. I am warning you. The bass shakes the whole house. THE WHOLE SEPARATE HOUSE. It will shake YOU. Earplugs help. ✔️ How the neighbours on the other side tolerate the frat house every night all year, I do not know. Just don’t stay here if that would be unbearable for a night or two.Windows: no windows open in 105. (There is a good ceiling fan.)

Exceptional

Liked: I would strongly recommend this hotel. The receptionist is very sweet and helpful. Although it’s not a large hotel, the location is excellent. I stayed here for a conference at the UoT, and the price for the accommodation was very reasonable. The room size exceeded my expectations. It wasn’t very quiet at night—possibly because it was Halloween, and there’s a pub next door. Overall, I really liked this hotel, and if I have the chance, I will definitely stay here again in the future.

Passable

Liked: The location was wonderful. One block from a subway stop and walking distance to many restaurants.
Disliked: Staff was difficult, if not impossible to find. We had to ask for toilet paper to be replenished on our third day. At one point, went to front desk to ask for another towel, but the office was locked. I saw a vacuum and dirty liinen basket outside an open room with someone inside and when I called,"Hello?" the door was slammed in my face. The speakers on our television were bad and made a screeching buzzing sound. We wanted to let them know about this when we checked out, but once again, the front office was locked up and there was no one around.

Very good stay, clean and...

Liked: Large, pretty and cosy room. Clean and comfortable.
Disliked: A bit noisy on Friday nights because of the pub next door.
