Nice view dirty floors.
Liked: Evening staff very cordial but morning staff was a grump.
Disliked: Floors in room very dirty; bring shower shoes.

Ordinary hotel enhanced by some...
Liked: We arrived by way of a sailing kayak, and selected Edgewater Inn because of its proximity to the water. In fact, you can land your kayak on the beach in front of the property and walk right up to the office. That was fantastic. The hotel looks nondescript from the outside, but once inside we were greeted by Rick who made us feel very welcome; joking with us in an easy-going fashion and inviting us to “happy hour” later. We are not super social, but we ended up going anyway and enjoyed meeting the other guests immensely. Moreover, Sue (who hosted the happy hour) made us feel very welcome and she was very thoughtful. Rick and Sue are the shining stars of this experience!
Disliked: There are not coin operated laundry machines on the building, nor was there a microwave in the room. Both were resolved easily: Rick pointed us to their sister hotel across the street who had coin op laundry, and Sue graciously allowed us to use the microwave in the seating area where the breakfast is served.

Disappointing
Liked: The location is fantastic, just a walk across the bridge to the historic district. The staff is very friendly and helpful. The breakfast is good. We love to sit on the deck and watch the boats go by and the sun set over the historic district. We've stayed here many times over the years because the staff feels like family and it's been so nice and relaxing. When we found problems with the room, staff addressed them immediately.
Disliked: The property is not being maintained. According to staff, the property is under new ownership. The deck, which is one of the greatest features, needs to be completely replaced. The wood is rotten and soft in several places. The filter in the air conditioner hadn't been cleaned in a very long time and was caked with dust. There was mold in the refrigerator and the shower. The upstairs "neighbors" were loud and had kids running around at all hours. That room has one bed and is intended for couples, not a family with small children. There are many large pot holes in the parking lot. Exterior wood in many places is rotten and needs to be replaced. The paint is faded. The whole place needs some work and TLC. I feel the rates are way too high for a place in such a state of neglect.

Very good
Liked: staff was very friendly. The Breakfast egg casserole cakes were a great way to start our day!
Disliked: The blinds in the room were not helpful with the porch lights! Really need room darkening curtains. The room views of river was not as expected, but the porch seating/view was pleasant. Unfortunately, the ice bucket had mold on the lid! unlooked item by cleaning staff.
