Always a great time
Liked: Walking distance to everywhere.
Disliked: Street in front at 2am was a bit loud after the bars closed… but the hotel is not at fault.

Liked: Nice hotel, with parking on Newport beach, staff very informative and friendly. Room was comfortable and quiet, with a nice breakfast area with a good choice. Some great views from the rooftop of the beach and surrounding area. Lots of nearby bards and restaurants, and a very short walk to the beach and pier. Good location for a family or just friends visit.
Disliked: Only stayed a single night, would have stayed longer if I could.

An excellent view on Balboa...
Liked: Beautiful location and a quaint b&b-feel: there’s a historic feel about this place. The rooftop has an impeccable view, and the east-facing rooms seem to have an amazing ocean-front view. The restaurant downstairs has a classy feel with unique cocktails. Parking was included, which was fantastic because the area looks messy to try and park in.
Disliked: The walls seem very thin— the room we were told was the “quietest” was facing a large gastropub that we could hear all night. A large amount of our windows faced other rooms, which made us feel the need to close the shades to the only view of the ocean we had. The patio we had access to was shared, which felt uncomfortable.Slight odor of moist old carpet. The elevator feels rickety.

Enjoyed Our Stay
Liked: Great location. Short walk to the pier, the beautiful beach, lots of bars and restaurants. Neat historic building. Interesting decor. Free parking.
Disliked: Parking was offsite/short walk, but understandable given the location and age of the hotel. Breakfast was meh. Overpriced.

Very good
Liked: Great location close to restaurants and bars right at the Newport Beach Pier. Old but well maintained building. The room (Bellagio) was comfortable and spacious, with a nice gas fireplace.
Disliked: My room's windows (Bellagio) were facing a noisy alley - on Sat evening we had street noise until late after midnight. The windows did not do a great job to eliminate the noise. The TV does not support streaming apps or screen mirroring. The continental breakfast had a very limited offer.
